Virtually all types of concrete surfaces and their underlying foundations will deteriorate at some point in time. This deterioration often creates a void thus causing the concrete surface to sink for become unlevel, and/or unstable. Raising and leveling this void by injecting a dirt and mortar mix under the concrete can return the structure to its original state. This procedure will help prevent the soil settling issues that allow concrete to sink and become unlevel. Concrete slabs sink for a variety of reasons including soil erosion, poor soil preparation, and soil movement. The slab sinks because there is less soil under it to support it.
Mudjacking/Slabjacking is eco-friendly and less expensive than replacing the entire slab. It raises and levels the concrete surface by replacing the missing soil with a sturdy material that is not prone to erode or shrink. Mudjacking can also be used to fill voids (cavities) under concrete structures. Although the concrete in some cases has not settled or becomes unlevel, voids under the concrete can become a habitat for vermin and termites. It can also allow water to enter basements and sometimes crack foundation walls.
